All reservations made in the accommodations manage by Smart Homes are governed by the following terms and conditions.
General Conditions
1-The amount previously agreed by both parts, is expressed in detail in the booking confirmation. Once, Smart Homes receives the total amount of the reservation, will be send a confirmation of the reservation by email, to the email address provided by the guests at the time of the booking.
1.1-It is the responsibility of the client to communicate any date or changes of travel, change in the number of occupants or cancellation before the date of arrival. Meanwhile, Smart Homes will make every reasonable effort to accommodate the changes, all requests are always subject to availability and prices in force at the time of the change of the reservation, which may vary from values previously presented.
1.2- Reservation will only be accepted from costumers over 18 years of age.
1.3- All types of accommodation are subject to the maximum number of occupancy
1.4- Smoking not allowed
1.5 – Pets not allowed
Cancellation Policy
2- Cancellations through the Smarthomes website must remain free of charge up to 30 days before the Guest's arrival date. Cancellation less than 30 days will not be refunded.
2.1- If the guests don´t make the check-in within the established times, the reservation is considered as no show and the same cancelled. In this case, the amount already paid will not be refunded.
2.2- Smart Homes has the right to cancel any reservation, if the booked apartment is considered improper for occupancy due to technical failures, nature disasters, riots and acts of God. These cases must be reported immediately, and the costumers will receive a full refund. SmartHomes will not be responsible for any other costs to the client, resulting from such cancellation.
Deposit
Guest must transfer the deposit amount 7 days before arrival, all information will be in the confirmation of the reservation, that will be sent per email. The purpose of the guarantee is to ensure the return of the apartment and its stuffing in the same state in which it was delivered. The guarantee will be returned in full, within 7 days after departure, if the condition of the apartment and its filling is in the same conditions as in the act of delivery. When the amount of losses exceeds the amount of the deposit, SmartHomes also reserves the right to charge these amounts to your credit card upon departure.
Stay
4- The guests and all the accompanying persons of the reservations, as well as guests accessing the apartment must consider the following aspects:1) Respect the rest hours of the residents of the building that are between 10pm and 8am. 2) do not allow any type of party or joining of people that exceeds the limit of occupants of the apartment. In the event of a complaint from neighbors regarding loud music, partying on the property, or if it is necessary to call the police, SmartHomes has the right to invite guests and the accompanying persons to leave the property immediately. In this case, the guests will not be entitled to the refund of any amunt contracted in the reservation.
4.1 – Guests should respect the house rules that are mention on the confirmation of the reservation and that are exposed in the holiday home.
4.2-The guests must facilitate the access to the property to SmartHomes, throughout their stay and must be notified in the advance by SmartHomes and informed of the actions of maximum necessity that will have to be made before the end of the reservation, for example: some kind of urgent repair, or problems mentioned by the guests inside of the property.
Damage, accident or theft
5- The guests are responsible for any damage caused to the property or its contents, as well as in the common areas of the building or swimminpool, whether caused by it, by the escorts of the reservation or by any guest of the property. Smart Homes will not be responsible for any loss or damage to the personal assets. All sheets and towels are owned by SmartHomes and your loss costs 20€ per unit.
5.1- SmartHomes is not responsible for the loss of property, theft or damage to guests’ personal objects.
5.2 SmartHomes is not responsible for the inactivity of the ADSL service if it is an operator problem. The Guest consents that, in addition to the guarantee, SmartHomes can charge the guest 50 € for each lost set of keys or 15 € if the keys are not delivered to the Smarthomes agency.
